There are many types of professionals who examine title.   Title examiners,  financial institutions, legal teams, timber cruisers, right of way agents, landmanagers, paralegals, and surveyors.   Each professional utilizes title skills to identify important legal instruments to define ownership, boundaries, legal and banking relationships.

Each professional works towards the goal of acquiring or financing surface of subsurface real property.
Our team learned our title skills in fast paced commercial energy projects.  Our team has examined thousands of instruments and transacted over $2 million of business on our own title searches.   We have land managers in all genres who can consult and be involved in the title examination.

We are finding that residential and commercial real estate needs title examiners to work in an expedient and effective manner with their legal teams as they move towards closings.

Similar title examination approaches are utilized by abstract companies, legal teams, land managers, and title examiners in each professional genre, energy, residential and commercial real property, transportation and transmission.

Whether a pipeline, electric transmission, or road the overall goal is to identify the surface owner. Our team can understands this title process.

Potential clients may segment their industry and perceive their title process is unique. While the construction and implementation may differ, a land manager, title examiner, abstractor often use the same methodology.

As soon as we receive an order, we will begin identifying the resources to attain title.  We will begin calling the courthouse to check the hours of service.   Gathering tax records.   We will check for digital resources.   We can scan and email copies or send copies via fed ex so legal review can begin as quickly as possible.
Clients should specify if a search is required through sovereignty, a ten year, thirty year or fifty year search. A five years search is a simple online search.  We utilize  digital resources available from local courthouses.

However, digital databases demonstrate mistakes, so we want to be certain we are providing the right owners of record title.

In some cases, we recommend working through the records on site in a courthouse to identify as many instruments that are filed of record to title.

On-site examination allows for thorough review of instruments through multiple decades or a review of historic title.
Our team has extensive professional training on title examination.  Title examination is performed from a Land manager mindset.  Land managers provide an executive level approach to title projects.   They are able to ready title, cure title, and perform due diligence.   Our team reviews title looking for every encumbrance surface and subsurface which could hinder the transaction. We can continue to provide support as the attorneys review the instruments.  We alert our clients early when we see an encumbrance or curative requirement.   Our team has participated in many workshops and conferences with expert level legal professionals.  We have also been in the field watching construction deadlines take place.   Clients can request plats, utilization of indices, certified copies, and thorough review of land and real property records on site.
Land managers often have experience working directly with attorneys, engineers, geotechnical professionals and geologists.

Most landmangers have worked directly with landowners leasing surface or mineral rights. Land managers examine title AND negotiate to secure the rights.

Land managers may work with teams or independently.

Typically, landmangers are also working through parcels, able to utilize deed plotter, GIS systems. While abstractors and title examiners work on the sequence of title, a landmanger's skills have moved through a project, thus anticipating questions posed by engineers, construction teams, or legal teams. This expertise creates a concise title review for clients. Landmangers also understand other differences in real property such as private and public lands.
